I have a different professional philosophy: 

I spend most of my business hours WORKING FOR MY CLIENTS.

I am able to do this because I have developed and maintained my “new business” through a large base of past client and corporate relocation referrals from over 20 years of successful Real Estate sales.

 

THERE IS MORE TO SELLING A HOUSE THAN FINDING A BUYER!!

There are 3 parts to a successful home-sale transaction:

1.      Marketing to locate the best financially qualified buyer, including being personally reachable to answer Buyer-Agent questions

2.      Negotiating ALL important contract information "up front"  PLUS negotiating the repairs-issues following the Buyer’s property inspections

3.      Tracking and handling the transaction details to ensure an on-time close and minimize future Seller-liability.

 

My work for you starts with your initial “come see my house” call, and continues on your behalf all the way through the successful close of your escrow.  I will work carefully with you to help you set a list price that will bring in qualified Buyer offers.  A good list price is the foundation of successful marketing!  Together we will talk about “staging” your property to show it off to its best advantage for the broadest possible base of Buyers and encourage Buyer-Agents to show.  I will take maximum photos for MLS entry with the property data entry, and include an Internet photo tour & write up which appears on as many Internet sites as possible. 

 

Obviously, the next steps do not start until we find a Buyer…….  But, keep in mind that

Two-thirds of my work for you takes place AFTER a Buyer is located.  When working for you, I pledge to give you my best effort and loyalty, and to provide the full professional Real Estate service you and your property transaction deserve!

Through the years I have built my business on personal client service and direct communication.  I will not be turning you and your listing over to a “team” or numerous “assistants” – you WILL be able to find ME!

 

When you call, you will directly reach me unless I am on another line or with clients, in which case you will reach voice mail where you can leave a message.  Although I am rarely in the Coldwell Banker office, a call there at 480-899-1808 can also have me messaged or directly contacted. 

 

I am not an “instant agent” – I try to give full attention to the clients I am with and return phone calls in-between appointments or at the end of the day.  I also periodically take a day or two off to enjoy life! –and if I am out of the area, there will be a capable professional handling your file during that time frame.   If there is an urgent request and I am not immediately available,  please call any or all of the numbers provided and SAY that it is urgent – I will get back to you as soon as possible.  If for any reason a call has not been returned within 24 hours, CALL AGAIN!!  On rare occasion the phones or pagers have a problem.

 

Business hours: 

My regular business hours for meeting with Seller clients are by appointment 11:00am –7:00pm Monday-Saturday and 1:00pm5:00pm Sunday.   The earlier morning hours are needed to set up and/or confirm showing appointments and to handle transaction processing, including YOUR escrow once we have an accepted contract!  Please know that if I am in negotiation-process on a contract for you, including counter offers, I will be working with you on whatever timeframe is needed to get it all together.

 

Prior to listing and giving pricing information on your home, I will need to see your property.  Also, I will be giving you a Seller-information booklet for your review.  This gives you an opportunity to update on the sale-process in our area and the current market climate, and to more fully introduce you to how I work.  I welcome your questions.  When you are ready to move, I look forward to representing you and to getting your house SOLD.
