When I start working for you, I will set you up to automatically receive all Arizona MLS (Multiple Listing Service) listings that meet the criteria you give me for what you are looking to purchase.  This will give you a head-start on becoming acquainted with the market, and what to expect for your price and size criteria.   You are also encouraged to look through the MLS on this web site, which is automatically updated throughout the day.  If you find a property you want more information on,  just e-mail me the MLS number and I’ll e-mail  you the full Buyer data sheet.  Remember, I can help you with any property, regardless of what company the property is listed with.

 

I will also be giving you a Buyer Purchase Process information packet for your review and to keep handy throughout the time we are working together.  This will include samples of some of the forms we will be using, information sheets on various topics relating to the purchase process, lists of important phone numbers, an update on the current market climate and tips for putting together a successful offer when we find a property that could be your new home.

 

Unless you will be paying all-cash for your purchase,  the first step (after choosing your Realtor!) is to get financially pre-approved with a Lender who is familiar with our Arizona contract.  We will need to have the pre-approval paperwork in our file before we look at property, as this will be part of the written Purchase offer-contract.  Check the Lender / Mortgage Info button on this web site for more information.

 

You are encouraged to ask questions!!  While the phone is great, e-mail is wonderful as it allows me to catch up with clients at “off hours”.

When you call, you will directly reach me unless I am on another line or with clients, in which case you will reach voice mail where you can leave a message.  Although I am rarely in the Coldwell Banker office, a call there at 480-899-1808 can also have me messaged or directly contacted.   

 

I am not an “instant agent” – I try to give full attention to the clients I am with and return phone calls in-between appointments or at the end of the day.  I also periodically take a day or two off to enjoy life! –and if I am out of the area, there will be a capable professional handling your file during that time frame.   If there is an urgent request and I am not immediately available,  please call any or all of the numbers provided and SAY that it is urgent – I will get back to you as soon as possible.  If for any reason a call has not been returned within 24 hours, CALL AGAIN!!  On rare occasion the phones or pagers have a problem.

 

Business hours: 

My regular business hours for meeting with clients are 11:00am5:00pm Monday-Saturday (plus by appointment with Sellers 5:00pm-7:00pm) and 1:00pm5:00pm Sunday.   The earlier morning hours are needed to set up and/or confirm showing appointments and to handle transaction processing, including YOUR escrow once we find your new home!  And, if we are in negotiation-process on a contract for you, including counter offers, I will be working with you on whatever timeframe is needed to get it all together. 

 

Property showing hours:

October through March =    11:00am5:00pm. 

            Note:  these months are “dark-earlier” at night, and for everyone’s personal safety plus in order to have full property viewing, I cannot  show property after 5:00pm.

April through September =  11:00am6:00pm 

 

Prior to looking at property, we will schedule a get-started meeting, which will run at least an hour.  This will be a time for us to talk over your dream-list, review your financing, get more acquainted with the forms, and ask questions so you will have an “up front” comfort feeling with the process.
