Why do Realtors hold “Open House” for a Seller?

 

Usually because a Seller thinks this is a good source for obtaining a Buyer. 

But, in reality, who does an Open House actually benefit?  

 

“Open House” invites anyone who happens to be on the street to come in and look around.

Is this safe for YOUR home’s contents?  Is this safe for YOU after the Open House is done?  Is this safe for the Realtor who is hosting?

 

Neighbors love Open House – thieves love Open House –people looking for prescription drugs, jewelry, loose cash love Open House.  Realtors getting started in the business can sometimes pick up new clients (neighbors who want to sell or drive-bys who want to buy something somewhere someday) from Open House.

 

But does Open House benefit a Seller? 

In some areas, like adult communities, and for some unique locations where an Open House has the actual potential to bring in a buyer for the property being held open it MAY benefit a Seller.  Normally, though, if a home is priced correctly and marketed through the MLS and Internet channels, it doesn’t need an Open House…….  Buyer Agents will bring pre-qualified prospective Buyers to see the property and it will sell in a reasonable time. 

 

Can your home be sold from an Open House?  It is not impossible, but It is rare that an Open House produces a financially qualified buyer for the property being held open. 

 

When you list your property with me,  your home will be thoroughly market-exposed including an MLS complete write-up with photos and Internet photo-tour on all possible Internet sites.   We will work together to carefully price your home so it will sell for the most possible dollars to you in a reasonable time to meet your goals.
